Bristol Commercial Property Market Recovers Slowly from the Slump


Majority of the cities in the UK have started recovering from the slump they faced in the commercial property sector. Many office projects were shelved due to lack of money and low demand. For example, the former Clerical Medical building in Bristol, which was to be renovated as an office building by investing over £20 million, was shelved waiting for market recovery.

The demand for office property now is rising along with the business income and thus the developers find themselves at an advantage. However, Bristol seems to be lagging behind in this recovery as there has not been much news of big office leases in the area though small desk space rental take ups have happened.

However, the availability of property is increasing in Bristol. The Courage brewery building, located across from Castle Park, has been renovated and refurbished to be converted into a residential-cum-office building. It will have office units to fit in at least 3200 workers and around 300 residential apartments which will be sufficient for approximately 1100 people.

Further, the developers of the Bridgewater House have started developing another112,000 sq ft of new offices on the existing office development site. It is expected to be ready to be leased out by the summer of 2011. The developers of Bridgewater House are not too worried about Bristol’s slow recovery. They believe that their project will tell the world that Bristol is ready to join the real estate game again even though residential and official take up are no currently high as the project’s head Chris Read stated recently.

Office Space Market Registers Growth in Value and Rent


According to the predictions made by Knight Frank for the year 2010, desk space London is going to be valued higher in comparison to the earlier years. There will be nearly forty three percent rise in the value of property.

Along with the increase in value, office rent is also likely to rise by nineteen percent. This upward swing in the market is largely due to the unavailability of office space. This lack of office space is due to the drop in office schemes. According to a conservative estimate there will be a twenty six percent drop in the office schemes that will be completed within this year.

In the Square Mile area the rent is expected to reach £55.20 per sq ft from the earlier£44 per sq ft. In the West End also rents will reach £72.50 per sq ft from £65 per sq ft.

This trend of growing rent and value of office is an indirect effect of the stalling of many projects due to recession. The stalling of commercial projects has resulted in shortage of office space. This is estimated to be fourteen percent in London.

A related effect of all this in the property market is that it is no longer safe to invest in this market. Ronnie Nathan, Chairman of Capital and Overseas Holdings warns against investing saying this is the worst time since 2007 to put money in the market. The reason is that the market has witnessed many rapid ups and downs in the last two years

Are you renowned for your impressions or impersonations of individuals or animals? Is your voice distinct or unusual in a way that amuses others, or are you thought to have a soothing voice? If so, you can use that sound for a career in voiceover acting with just a small amount of voice over training. Movies, TV and radio rely on all command some variety of voice over work at one point of another. They rely on skilled voice over actors to work on their projects. Even if your main pursuit lies in front of the camera, you can use voice over training and voice acting as a springboard to working on camera. Voice over training is also helpful if you are interested in a career in professional speaking. Each company strives to lure potential clients to their merchandise. If you obtain a monopoly or incomparable product your marketing goal is to fill your customers desires with your products. Gates the Philanthropist

So what is the third richest man in the world doing with all his money now that he has quit his job? Most people, if they ever live to be one of the wealthiest persons on the planet, would definitely get the luxuries ordinary commoners will never have in a million lifetimes. However, Bill Gates maintains, through his actions, that being rich gives one a heightened sense of social responsibility to the rest of humanity.

Gates announced that his time will now be anchored on the philanthropic ventures of the Bill and Melinda Gates Foundation, the charitable organization he and his wife founded. Long before he retired though, Gates was already fulfilling his moral obligations to society, giving it substantially more than just simple forms of aid. Gates have given people hope that life can still be better, despite their lots in life.

He may be remembered as one of the richest men who have ever lived or the monopolistic businessman with precise shrewdness, but to the millions of lives he has touched through the Bill and Melinda Gates Foundation, he will be remembered as a man who opened doors of opportunities for a better life.

Developing your Media Tools

When pitching your expertise to the media, the tools you present to them are of up
most importance. In sales, it’s often said you only have one chance to make a good
impression. Why would this be different with the media?

Once you have their attention, wow them with your professionalism and
understanding of how to make their job as easy as possible.

First, start with a communications plan that lays the road map for your coming PR &
media efforts. You would not start a business without a business plan…why would
you start a PR campaign without a plan?

Develop a press page on your website. So often we refer clients to our website but
when the media visit, what’s there to entice them? Develop a section on your site
that lists off press releases, previous stories, possible story lines, or even
downloadable images. A fantastic example of a press page can be found on North
Carolina’s Tourism website: http://www.visitnc.com/press_room.asp/.

Develop a press kit that includes photos, story lines, releases or even a memorable gizmo that gets the media thinking of you in the months to come. In the press kits I
have developed, MP3s of client interviews have even been included.

Thoroughly develop and work your media list. With every campaign, a customized
media list is essential. Beware of easy made media lists from many of the newswire
services out there. While they serve as an excellent starting point, these lists are
rarely accurate in terms of the specific bests various journalists cover. In some
occasions, the contacts themselves may be outdated as turnover rates in
journalism are notoriously high. Above all, avoid the syndrome of ”carpet
bombing”. In other words, avoid simply sending a release on mass to a large
unfocused list. Five well targeted journalists are worth twice their weight in gold as
opposed to one hundred unfocused contacts.

BloodRayne Review for the Playstation 2 (PS2), XBox, and Nintendo Gamecube

BloodRayne is seductively different from other games. The character of this game, Rayne, has been dressed very provocatively and has a body that would turn heads, but that is not what makes this game special. Many games have women that wear revealing clothing. What gives this character and this game a more sexual feel is that she is part vampire. Vampires have often been portrayed in a sexual light due to the intimacy shared between the vampire and the victim during feeding. This game incorporates a sexually charged female character as the heroine and gives it a sort of horror movie feel with all of the creatures that Rayne has to fight. Any woman who can kick butt while wearing next to nothing makes a great video game character.

BoodRayne is about a sexy half-human half-vampire who is working to rid the world of supernatural activity caused by black magic. She was recruited by and takes orders from a secret agency. Throughout the game Agent Rayne makes contact with this agency to update them on her progress and to receive new orders. Since Agent Rayne is only a half-vampire she does not share all the same weaknesses that full vampires do, however she still must be careful around water and sunlight. This is especially tricky in the first part of the game that is set in the Louisiana swamps.

Agent Rayne is sent to the Louisiana swamps in the 1930’s to kill Zombies and giant-spiders. Her goal is to rid the swamp of all the giant-spider’s nests so that there will be no more reproduction of this abomination. This part of the game drags a little bit, but if you can just hang in there the action picks up in the next area that she is sent to.

Five years after the Louisiana mission is finished Agent Rayne receives new orders from the agency to take out the Nazis because of the work that they are doing with black magic. Her goal is to find the laboratory where these experiments are taking place and to put a stop to it. This area is a lot of fun to play because Agent Rayne runs into some really creepy monsters.

Agent Rayne gains many abilities as the game progresses which adds a lot of flavor to the gameplay. She can see enemies through walls and is guided by a red light to her targets. This helps with navigation through tricky areas that are easy to get lost in. Agent Rayne can also move super fast in order to dodge bullets that are coming at her. This move works great when there are a dozen enemies shooting at you all at once. Then there is the blood rage that increases while she is kicking butt. This bar will fill up so that you can use your supper attack that increases the amount of damage that she inflicts on the enemy.

Personally, my favorite part of the game is that Agent Rayne can feed off of any of her enemies; when she feeds her life increases and the life of the enemy decreases. Jumping on an enemy and feeding when there is a lot of gunfir works great because you can use the person as a shield from the bullets. While agent Rayne is feeding she makes very sexy moaning noises that let you know just how much she is enjoying it.

Agent Rayne comes equipped with knives and swords to kill the enemies; the attacks with these swords can be really grisly. She can slash her victim to death, decapitate them, or even impel them; all are equally bloody. The blood splatters all over the walls, all over the floors, basically everywhere and they remain there even after you leave the area which helps you to know whether you have already been to that area. Agent Rayne can also pick up stray guns. These are very easy to use since all you have to do is lock on and shoot. The guns come in handy when you are sorely outnumbered.

The graphics are decent; each one of the new areas that she goes in are equally interesting and look very realistic. The camera on the other hand can get stuck sometimes and usually the only way to fix it is to reset the game. The player can interact with almost anything in the game, for instance a desk can be smashed, items knocked over, and curtains can be torn which makes a very realistic tearing sound.

This game is quite long, but on the up-side the game is relatively easy so flying through it should be a breeze. One thing to keep in mind is that it starts out rather slow and boring, but the farther into the game you get the more interesting it becomes. I would recommend giving it a try if you have the time to devote to playing it.

Three NEW and UPDATED Ways to Advertise “F*R*E*E” on the

The Internet is evolving so rapidly that what worked yesterday
doesn’t work any longer and what works today may not work
tomorrow. Like you, I am always looking for new and exciting
ways to get the word out about my products and services. I’m
tickled pink when I come across a method that is effective,
f*r*e*e, and gets results.

Here are three methods that I have tested for you already that
have worked for me. They will take some effort and patience.
Here are three methods that are still new enough to work
effectively.

#1. Fly-In Pop-Up Ads. There were pop-up ads, pop-under ads, and
now slide-in and fly-in ads. Fly-in ads literally fly in from
the side of the screen and then vibrate before stopping in the
middle. To your viewer, they can’t do anything in their browser
until they have closed the pop-up or clicked on the link. You
really get your attention.

Fly-ins can be blocked. Like pop-up ads, which are frown against
by many marketers and not by others, this craze will last
another 3-6 months. So jump on it while it’s still hot and
people get smart on how to block. They do work and they aren’t
as annoying because of their movement. AOL users are blocked
from receiving these.

You need to decide whether you want to add this to your web site
or not. There will always be a controversy on “whether to or not
to” on the topic of pop-ups.

There is very little information available on the how-tos for
this. Here was what I was able to discover after a few hours of
research — to save you some time. I don’t know if I necessary
promote these, however, a good marketer presents the idea so you
can make the decision. Because only you know you’re business
well.
